About 2997 kms far away from the epicentre of the border dispute – Doklam in the tri-junction of India, China and Bhutan – a new and positive development has taken place between India and China in India’s Silicon City with a top Chinese company having entered into an MoU with Bengaluru-based Golden Gate, a noted and reputed company in the field of construction.
Even as the stand-off between India and China on border issue continues to threaten the tenuous relations between the two countries, the reputed companies of China in construction business, however, have no hesitation to invest and enter into a tie-up with Indian, specifically, Bengaluru-based company in construction business.
China’s CNTC – China Nantong Three Construction Company (CNTC) – has signed an MoU with Golden Gate, a well-reputed and noted company, which has to its credit of coming up with housing villas and apartments, in order to build South India’s tallest tower.
$15 Billion Conglomerate
CNTC – A leading multinational construction company– has global interests in large construction and infrastructure projects around the globe. It has presence in over 35 countries and has a proven record of delivering megastructures like the third tallest tower in the world “Shanghai Tower” with a totalheight of 632 meters; “The Oriental Mansion in Russia to name a few.
From building the tallest tower in China to contracting for the Olympic stadiums, airports and palaces in the Middle East, CNTC has experience in delivering around the globe. The construction conglomerate has a strong vision for the Indian real estate market and has optimistic goals through this JV partnership for its business in India.
Aptly, the builders have named it as Presidential Towers that is coming up in an area of five acres, 200 metres from Yeshwanthpur Railway Station, on the busy Bengaluru-Mumbai National Highway No. 4, just five kms from the Silicon City’s Central Business District.
“CNTC and Golden Gate have entered into an MoU to construct Presidential Towers. CNTC is a $ 15 billion conglomerate that has the reputation of constructing world’s finest and tallest buildings including Shanghai Trading Corporation building,” Naveen Yelloji, CEO of Presidential Towers, told Uday India. He added, “Presidential Towers will have an investment of about Rs 1500 crore while Golden Tower will have an investment of about Rs1000 crore.”
According to Naveen, CNTC, the global construction conglomerate, has a strong vision for the Indian real estate market and has optimistic goals through this JV partnership for its business in India. “Over the next three years, for the up-coming high-end residential projects, the JV will be managing the investment, construction, operations, contracting and delivery. For this, the JV has established a fully functional real estate company headquartered in Bengaluru,” he explained.
CNTC studied the Indian market for over two years before taking the plunge. “We see promising opportunities in India and specifically in Bengaluru. Through this JV, we want to capitalise on this huge opportunity and Bengaluru being a world-class city, there will be a lot of growth in the years to come for this city. The tallest building in China, Shanghai Tower with a total height of 632 metres, the Shanghai World Financial Centre at a height of 432 meters, the Shanghai Hongqiao Airport in Shanghai and T3 terminal at the Beijing International Airport, the Russian Federal Mansion in Russia are a few acclaimed landmarks constructed by CNTC.
“It is dream-come-true to city’s own Golden Gate Company”
Towering 150 meters into Bengaluru’s sky is The Presidential Towers, the upcoming 50-storey residential complex on the busy and bustling Bengaluru-Pune National Highway No. 4 at Yeshwanthpur in Bengaluru city, which is the first tallest tower that is coming up. Being tallest is not the only first, this Presidential Towers, with 16 Sky Villas in the top four floors, is being constructed by Golden Gate Group with the Chinese Company – China Nantong Three Constructions (CNTC) – as its partner.
“We are very proud to announce that the proposed Presidential Towers coming up in Bengaluru City will be the tallest building in this silicon city. This is going to be the much sought-after place given its aesthetics as well as the locale,” said Shri Sanjay Raj, Co-Promoter, GG-CNTC, in an exclusive conversation with S.A. Hemantha Kumar. Excerpts:
What is the speciality of The Presidential Towers?
It is going to be the first tallest building in entire South India. Utility building in Bengaluru has 47 floors; we will have 50 floors. Moreover, ours is purely a residential project. We also have 16 Sky Villas in four top floors. For the first time, a Chinese Company is going to be part of this construction. We have a tie-up with CNTC.
When are you going to start the project and what is the deadline?
We will commence the construction by the end of this month. We have set a deadline as December 2020 that is roughly three-and-a-half years. Total cost of the project is around Rs 1200 crore.
What are the salient features of the housing unit?
Fountains, water bodies, large swimming pool, temple plaza, tennis courts, huge amphitheatre, tree-lined jogging track, toddler’s park, three feature rich clubs, games and recreation area, world-class gymnasium.
The houses are beamless ceilings with very few columns. Double charged premium vetrified tiles, imported bathroom fixtures from Europe, dedicated space for walk in wardrobes, separated servant rooms etc, etc. To put in a nutshell, each housing unit will have all the comforts with judicious and optimum use of space.
You have shown a helipad in your brochure. Can you explain?
An in-house or in-built helipad has become common in high-end and luxury villas. We are going to have a sophisticated elevator that takes people directly to the helipad from where one can take one’s own or chartered helicopter.
How many housing units are you going to have? What is the area in which it is going to be built? What are the other special features of this project?
We are going to have 368 individual units in 50 floors. The top four floors are going to be Sky Villas numbering around 16. We will also have a meditation zone. A special care has been taken for the senior citizens for them to walk as well relax.
Presidential Towers will come up in an area of about five acres and another project named Golden Towers will come up in four acres area almost next to each other.
What is the role of the Chinese company in this project?
CNTC, the Chinese company, will play a major and vital role in funding, designing, planning, construction and more importantly in laying the foundation. As you are aware, China is known for its tall towers. They have the necessary expertise, knowledge, experience and wherewithal to execute such projects. We, in the Golden Gate, are very much elated as well as proud that we have a very reputed CNTC with us as partners.
In terms of investment, it is estimated to be 300 million dollars and expected to go up to nine billion dollars.
What are the prospects of buyers of these high-end houses? What is the cost?
We have already sold 100 housing units. We have people coming forward to buy Sky Villas. Each housing units costs around Rs 2 crore and goes up to Rs 15 crore depending upon the size. We have three and four bedroom housing units.
In terms of location, can you explain the salient features?
This project is on NH 4, the busy Bengaluru-Pune National Highway just 200 metres from Yeshwanthpur Railway station. The KempeGowda International Airport is about 25 kms from this place. The heart of Bengaluru city is about five kms.
